The areas I’m looking to buy are all gated track homes unless I can afford a lot more to buy a non-track. They got multiple tot lots and a community pool both only 10 houses away and I saw a lot of young kids playing on the streets (within the gated community). I don’t like track homes and HOA but my options are limited. Are tot lots and community pools almost as good as having your own yard and pool? Do the gates make the street safer for kids? It sounds like silly questions but I never lived in a gated place or a place with community pool before.

MookiParticipantI have been looking at these South Carlsbad communities for years also so I have been tracking the schools’ performance. All these communities are in a good school district. The kids go to these schools:
Pacific Rim Elementary – One of the top schools in California. Higher API score (970) than any other elementary schools in Carmel Valley or Encinitas.
Aviara Oaks Middle School – Good API score (875) but did not score as high as the top middle schools in Encinitas (955) and Carmel Valley (960).
Carlsbad High – API 812. Again it scores below Encinitas and Carmel Valley. But there will be a new high school opening 2013 (Sage Creek High School). I hope the new high school will eventually be as good as the two in Carmel valley.
API is only one aspect of school performance. Lack of gangs and plentiful of attentive parents are as important.
