I would look into a newer on-demand or tankless water heater if you’re going thru the trouble anyway. They are more efficient, and never run out of hot water. Just make sure you get the correct size for your application.

Me too. My girlfriend and I are planning to buy a house together. I had previously written off the grants because we made too much money together to get the grant, but not enough individually to qualify for a home loan. It dawned on me all of the sudden that the home prices will likely get down to where I can qualify on my own income, and we could take advantage of the programs.
