Participant
Not disagreeing with you guys, but just adding that perhaps the seller thinks it’s justified because of the relatively new-ness of the house. The floor plan is good (more modern and space is well allocated). How much premium does a relatively new house usually fetch? 10% more than comparable “older” house?
I have not heard of that. Think that is a question for the RE agents on the forum. psf is mostly based on the area and the amount of land you get with the purchase. I guess if a newer home is nicer it may fetch a slightly higher price due to desirability.

Participant
Are you kidding me, a 1661 sq ft house with half a yard for $599K, in a so-so area of old Poway?
That was my response exactly. $361/sf seems pretty high for Poway.

Participant
The only thought I had was $1995 for an sfr rental in OB with an ocean view from every room? Can you let me when your leaving….
LOL, of course I will. Trust me the view is the only thing really nice about the house. It is liveable but looks it’s age of 50-60 years both inside and out. But I am not complaining – love my landlords, love my neighbors, and love the location.
