MANmomParticipantI have heard that everything is slapped up as fast as they can get it done to open the models. If they make mistakes, they cover them up cosmetically. These are the first houses of the kind built, so there are mistakes and adjustments made after they put them up. Also they have appliances sitting in them for a year or more, check to see if the warranties are in effect. And don’t forget, you have to live with or tear down that ugly wall paper…

I have some students who live over that way, there are some nice areas, only one way in and out, that is Penasquitos drive. When there was a fire recently, no one could get out! They closed the road…also, yes, the section 8 housing is just down the road. The two elementary schools in the area are Los Penasquitos (low income and low scores) and Rolling Hills, better but not as good as the west side of PQ. High school is Mt.Carmel, but you have the option of intra-district transfer to Westview as long as there is room, which there is. There are some nice areas, some big yards, but we prefer to be on the west side, near the canyon.

MANmomParticipantYou obviously priced it right the first time…I just saw a house that had previously been on the market for over a year but was taken off the market after it did not sell. They kept it off for about a month, now it is relisted, still at the same price it did not sell at before. It is in Torrey Highlands, too. The right price will sell every time.

MANmomParticipantYes, you better have the walls and carpets tested, my brother bought a house in Oregon back in the 80’s. It was unknown that it was a Meth house. He tore out the carpets (the urine smell was really bad, the owner claimed it was several big dogs) took out the cabinets, stripped the walls, then found out it was contaminated…needless to say, he never lived in that house, it was eventually burned down, I think. A total loss…he still has check-ups and is afraid he will get some wierd cancer eventually.

MANmomParticipantYou need a barn owl…our neighbors had a rat problem, then a pair of barn owls moved into our palm tree, we haven’t seen a rat or mouse in two years…we do have to clean up carcasses they occasionally drop or pellets, but that is a hoot, the kids actually dig through them to find the bones…well worth having, though.

What is this owner thinking? $925,000 for 2,276 sq.ft., 5,000 sf lot, nothing special. A house just 4 addresses down the street on the same side of Park Village sold for only $625,000 recently. Yes, it was smaller, but only by a few hundred square feet and one bedroom. Since when was one bedroom worth $300,000? This is one listing that is in the dreaming catagory.
My post was simply an observation that Realtors are in business to list and sell properties, not to talk an owner out of listing. Yes, they need to give their informed opinions of what price can be acheived, but if the owner doesn’t take that advice, should you not take the listing? Kind of reminds me of the old caveat “the customer is always right”. To blatently tell people in her profession not do business is a laugh to me.
