ParticipantAs much as I would like to advertise(get the word out, whatever) my house. I don’t want to give that much personal info over the internet. Sorry…….

ParticipantI tell my brother(who now owns 3 houses, 2 of which he bought in 05/06) that the markets tanking. He never even bothers to look and really doesn’t seem to care. Though he makes about 200k a year, and his girlfriend( a charge nurse) makes a good living(shares the mortgage on the 2 latest purchases) he’s in hock up to his eyeballs. Because he bought his first house in ’90 at the height of the last bubble…..135k(’90)now worth about 600k(maybe a little less).
How can we speculate that there will be a depression type downturn when there are people out there paying these amounts and don’t even care keeping this market afloat?

ParticipantThanks PC. I don’t want to be a millionare but making a little profit would be nice.

Participant“Also, besides craigslist and the union trib., any other rental listing sites out there?”
My answer is sandiegobackpage.com, not as good as the above mentioned, but gets quite a few listings, it’s free here’s the link…

Participant“Everybody is babbling about the strength in January sales. January was weaker than last January 2006. Maybe they are thinking December, but I doubt that too.”
I see that the prices are declining and the listings, I think the number of quality homes at “FOR REAL”(IMHO) market prices are nominal. The other stuff on the market(IMHO) is complete crap at “head in the cloud” prices.
This lady by me had her house up for a year, took it off last fall, (it’s a piece of shit)did what SHE thought was fix it up, and now listed that heep at a higher price.
My house will sell because no one will beat my price and my neighborhood (round here) is sought after.

Participant"People will go to extreme lengths to maintain the facade of success. Mastercard posted a 17% increase in profits last year, which was higher than expected. I was not surprised. The magic HELOC has become more illusive. First people borrow from their home (HELOC), then run up the credit cards, then start selling their boat, RV and other things (like the four pieces of furniture they bought at pottery barn for 20k – kind of a surprise to find out it all is worth $1,500 on the secondary market). Depending on their embarrassment threshold, some will start calling family for a loan at any point in the above. The car only goes when they are threatened with reposession. However, if they are underwater on it, they will just start parking it two streets over."
……..and you are writing this because?……….

Participant"I took a listing the other day from someone who was "gauranteed" that the house would sell in a fixed timeframe. When that did not happen the Realtor told her that the gaurantee was subject to a pricing recommendation that in her opinion was outlandish"
I appreciate your help and will take your advice, thank's again.

ParticipantMy next door neighbor (after renting for 10 years) just loaded a uhaul last month and moved to North/South Carolina.
He got a house for 90k, a job making the same money. He is saving about 1k from what he was paying in rent.I have often thought there has to be “GOOD” places to live outside of SoCal, and I am sure there are. However, we do have housing in San Diego County for under 300k, its just out further. In Campo, Julian, and Borrego Springs houses are cheaper, though the commute could be longer depending where you find work, and farther to the beach.

ParticipantI hope you are right. Everything I read tells me “no end in sight”. I spoke to a Realtor today that told me he would sell my house in 30 days. As excited as I was to hear that, I felt a little afraid that prices might actually climb higher. Pricing me out later.
My brain tells me that more price declines are evident.
Though I still feel scared.

ParticipantWell my friend got his full price offer today and accepted.
In less than 30 days. Guess he was right in waiting.little lady
