I’m sure at the height of the market, homes similar to it sold for twice as much. I know they won’t get twice as much now. I wonder what this will do to the surrounding comps?

Just so everyone knows, it’s a casual get together. The Prof doesn’t lecture, or test. We just sit around and chat about the demise of the RE market in So Cal. People have driven from OC for prior meet-ups. It’s just a nice way to put a face to the user-name.

lindismithParticipantMy trainer just bought. He and his wife want to start a family, and they want a house to do it in. She works in a bank so is fully aware of the market. They plan on staying in it 10 years.
Another friend just bought a house. She is aware of the market situation, but she just divorced, and wants a home for her daughter. She plans on being in it for a while. (Incidentally, she makes a boat load of money, so if she had to move, I don’t think it would impact her much.)
Another guy I know is going through a divorce, and he just sold today. He tried to do a FSBO, but got no bites after 3 months. Finally he got a realtor friend to put it on the MLS. It sold in 1 week, and his realtor friend made 10K.
People want homes. They are sick of renting. They have made deals with themselves, ‘if it gets to x, then I’ll buy.’ That’s what people do.
My trainer is a first time buyer. My friend is not.

I’ve been on this site a long time, and learned a lot from her. How is any lay person supposed to know what MEW means? I ask because PS has a way of putting things into plain English that make it easier for us folks that aren’t as smart as all of you.
I’ve watched her grow as we all grew from this site, but she more than any of us, and it’s cool that she’s so impassioned by this subject matter that she’s actually trying to make a living at it. We should all be so lucky that we are able to create jobs we love, and become evangelicals in the process!
I have to admit sometimes she goes over the line (the Trade Center Towers thread is my all time cringe-maker,) but overall, I think she’s doing well for a beginner.
