Nothing like announcing this a week into filings. It was awful nice of them to back down on enforcement for this year for people that had already filed.

Havent heard of any ill effects of anyone living near it in SEH since 2001. I have only lived here two years now but know people who bought in 2001. There are methane deposits under 4s ranch and plenty of covered up landfills across america.

I was thinking it might be a foreclosed thrashed condo, perhaps even in Arlington. If I worked in DC, I wouldn’t live “outside the beltway” for any price. That area has *serious* traffic to contend with on a daily basis (even on weekends). The traffic in SD County, CA doesn’t hold a candle to it.
I would pay what it took to obtain a close-in property in as best of shape as I could afford and deal with the repairs one by one . . . but that’s just me.

Im well aware of the traffic – lived there 2004 through 2006. Rented and owned outside the beltway and it drove us nuts. The original poster said house so i assumed he meant detached.

I have witnessed this in some respects. I know people in my neighborhood are in still locked into interest only’s and they cant refi at todays low rates because they are underwater. Most of them arent thinking of walking but thats a tough pill to swallow.
LAAFTERHOURSParticipantThe nice thing about terreza and altaire is the no MR pitch and it seems there are some nice views (for altaire models). With that comes higher prices of homes. I would bet that a majority of the people in CA with MR deduct it (illegally) since its not enforced so keep that in mind when you are selling yourself on the no MR. Even though you dont pay the MR, your ca real estate taxes will be higher.
I also live on the other side of SEH rd in a neighborhood off questhaven.
Some advantages of living on the other side of SEH off questhaven: Having a park within walking distance and access to the trails that take you to the schools. Great views of the ocean from most if not all streets. Disadvantages: Higher MR and long walk to the towncenter. The park I mentioned is nice but the playground equipment is for babies and they should have built out something for toddlers/ young children. There is a ton of space there, its too bad they havent changed it up.
Some advantages of living near town: lowest MR in SEH, walking access to the fields, parks, schools and shops. Disadvantages: oldest homes of SEH, many not updated. Views arent as good as up the hill unless you are in the gated off schoolhouse.
SEH peaked in 2005/2006 and most of the homes have already dropped 40% or more off peak. There are still some foreclosures in the area and people are still short selling. We have had a few on our street that have decided to rent out to families instead of shorting so it seems some are sticking with their investment for now. Prices of regular sales are up, short sales are barely above where we bought in 2009 but the regular sales are moving fast. We had one just set the bar for our neighborhood and it was on the market for just over 1 month. The inside of it wasnt anything to boast about but it had a nice view of the coast.
If I could buy again, I would have bought down near town. Its nice up the hill but I wish I was closer to the dog park and shops in town.
There are some good values that come to market in SEH in the older MR areas so if you have patience, keep an eye out. Good luck with your search.
One more note – I work in carmel valley. commute times are anywhere within the 30-60 minute range. Depends on the day and time. The 15 is 30 mins in the afternoon so at least there are a few options to get home.
LAAFTERHOURSParticipantWe went with a wireless system bought online that if entirely wifi based. We bought an LCD touchscreen for the front door and hid the master unit. We had to pay for the equipment up front but have no contract and it amounts to roughly the same if not cheaper than an ADT type of solution. I installed all the contacts for doors and windows. The wireless ones can be monitored for 8 bucks a month or more, are expandable on you dime and time and so far have been great. You can also self monitor – have he system call multiple phone numbers if an alarm is triggered.
We have a massive dog and I bought signs off ebay a year ago but dear wife wasnt sold so i bought the system. I shipped both the signs and the system to work so noone knew where I was installing.

Talk what you want about cache but a lot of people living in san diego nowadays didnt grow up here so despite districts like SMUSD not having the “cache” in the past, the future is now and these districts are getting stronger (courtesy of an influx of new development in the past 10 years which has brought about higher social classes/ intellect of residents). Demographically, places like SMUSD have been changing dramatically for the better.
