LAAFTERHOURS
ParticipantI purchased a home in Prince William county in 2004. Luckily my ca native wife pushed for us to leave so in march 2006, we sold our home and moved back to SD. We sold for 130K over our 2004 purchase price. Sadly the people we sold it to lost the home in 2009 and the current value of the home is 140K under what we purchased for in 2004.
I think anything inside the beltway is safe as well as the areas hugging it (all except PG County which is all ghetto).

My lady will tell you that good paint is worth it. We got a 5 gallon Sherman Williams bucket for 150 I believe. We had a coupon so I recommend signing up for those on their site if you like their paint.

Not technically true. The first phases of SEH have much lower MR rates. The HOA is higher in SEH (82 for non gated subdivisions and i think 130 for gated) but that HOA pays for all of the events. Some of the events require a tax bill/HOA bill to attend although venzano its included in a lot of the events in SEH but wanted to point that out. Also think about the schools down the hill bc they are already overcrowded and at some point (if not already) they will be turning away non SEH residents or give SEH residents priority.

I like the Venzano homes, having looked a few before buying our home. I like the layouts and exteriors.
