Participantthankgodwedidntbuy, I would put together a renter resume, with assets, and credit score. Make offers on the rent. I have never paid the advertised rent. Landlords almost always will reduce the rent for a quality tenant. My current rent is $1,000 below the asking price.
If home prices keep getting pounded, gas goes to $5 a gallon, and renters get laid off, supply will grow and rent prices will come down IMO.
A friend of mine in the mortgage business got out of his 3k a month condo and is renting a room from a friend. 20-30-40 somethings will move back in with mom and dad, etc etc.

ParticipantI don’t think my landlord loves me all that much…
$3,650 in rent for a condo that was purchased in 2005 for $1.5M is most certainly nothing to love.
I do however pay my rent on time and take exceptional care of the place.

I like the brainstorming of ideas such as this one.
My friend that wants to buy in La Jolla wants me to lowball the listings he wants, get one in escrow, be a royal pain in the ass, and then walk at 17 days. He then comes in 10-15% lower, all cash.
I do believe that some sort of organized plan could have an impact.
How about we pay a few sign flippers to flip some housing bubble signs on Sundays.

What effect would a house sold at a court house auction have on a neighborhood. I have seen a few go for a solid 20% below comps in nice neighborhoods. Houses that were previously listed in the mls and then canceled when finally sold at auction, so the sold price never shows back up in the mls. My question assumes that an end user buys it and moves in.
