    I don’t know what the trend is right now, but it should be below whatever that stated range is. Or, it can sit and rot on the market. Stupid sellers will learn the hard way. There are only 4 things I need to win in this situation:
    Steady Job, cash, time, and good credit.

    That is totally insane. Bugs is right on the money about that issue. If they want to maintain that comp then they can pool their resources since they have so much “equity” in their homes.

    Damn, that mob is lucky I wasn’t there…I would have sent them back into their overpriced stucco boxes with tears in their eyes.

    Damn, how desperate does one have to be if they are willing to ask a friend of a friend for money in such a circumstance.

    It’s like putting on a dunce cap and asking strangers to lend you $100.

    This is who was going out and buying overpriced RE folks and drove the market to stupid levels.

    No Sympathy, only derision and well deserved at that.
