I think my posts before he got here were real and his wasn’t so much more than a sales pitch. Aren’t we allowed to ask for data?
No offense intended, and sorry for the sales pitch.
I haven’t sold any houses at 25% below list price, but I’ve offered that low and lower. I think buyers have the right to make offers, and agents should step up to help them.

Agents on both sides need to toughen up – buyers are just trying to do what’s best for them, nobody should take it personal. With the advent of electronic signatures, it wouldn’t take days to figure out if the seller is a player, or a hold-out.
If you need an agent to make those kinds of offers and back them up with a compelling case as to why the seller should consider them strongly, then contact me or Adam – either one of us will be happy to assist you.

It’s on Del Mar Heights Rd., which can be a trek from Carlsbad in the morning, but worth considering. Pacific Ridge and Santa Fe Christian are also well thought of, as the comments above confirm.
Renting is a good idea to consider, to get comfortable with the neighborhoods. The chances of you finding a great house at a great price while out-of-town are pretty small.
