ParticipantGotta love the ’60s! The entry landing is probably part of the foundation pour and often there are ‘lights'(windows) on either side of the door which requires strong headers to support the roof.
One idea is to saw cut parallel to the wall to floor depth and jackhammer. Like a dado cut in wood. Existing structure stays intact and you build a custom tall entry door.
Guessing: $2500 cutting, 5k door, new floor?, drywall repair?…so $10k min.

ParticipantLocate gas/electric lines and determine if it is a load bearing or sheer wall. This will add a little more cost to beef up the structure. Self closer to the fire door is code and helps keeps garage smells out of the house.

ParticipantI vote for the full college experience. Live on campus, 4yr school. So much personal growth in these years. And if you don’t know of which major, take business classes while trying out the liberal arts classes. Push for a 4yr and a masters.
To the HS senior, he only one shot at getting in so apply to a bunch of schools. Yes,expensive. Of course, he can go community college then xfer but I think starting off at any 4 yr is better.
High SAT, GPA do mean a lot with professional and tech schools, but the essays can be a great equalizer. Write a killer essay and you’ll get noticed.

ParticipantI would like to LAUD take the lead and create vocational and trade schools. Not all kids are destined for college.
Of course, that will play havoc with the fed mandates and funding, and of course there would be an expectation of a growing economy to hire all these trades. But deep down, they know California is toast under the current leadership so it will never happen. Oh well.

ParticipantYou probably have considered this already but the best time to do the floor is when the house is empty. Same with paint ( before the floor)
If you are a bit handy or pissed at the election, grab yourself a small sledge, good eye protection, and a wide cold chisel and you can smash and remove the tiles. This will save some money.
One difference between real wood and laminate is the durability. Real wood looks best and does not have that hollow sound when you walk on it. But– it will ding, show dog nail marks, heel marks,etc. So if you have kids, laminate is the way to go.
One thing that can get costly is leveling the floor. It is tricky, even if you try the self leveling stuff. Best to find a good floor man.
Floating floors can be a DIY project as mentioned.
Remember to figure in new baseboard too.

ParticipantCan’t help you with an agent, but with respect to schools, there are more options in the Woodland Hills area. Consider Agoura Hills which is not much farther. Traffic will be a bear to Downtown so keep him happy 😉
