ParticipantThere are very few areas in Carlsbad w/out Mello Roos. Old Carlsbad is one place. It’s just south of Hwy 78 West of El Camino Real. The houses are older so the lots tend to be bigger. Not sure if you can find anything 3,000sf+ for under 800k though. The bigger houses tend to be in areas with mello roos unless you’re talking about custom homes close to the beach, in which case you won’t find anything in your price range. If you’re willing to have less sf for no mello roos and a bigger lot try Old Carlsbad. If mello-roos is ok Lacosta greens just North of Alga rd. is pretty nice IMO. Good luck!

It’s only down 50% in the very worst areas. The nicer areas are only down ~15-25% and with all of the alt-a loans resetting next year, buying in the near future in those areas would be dumb.
