ParticipantWhen we were first-time buyers in SD 1996, we did not have a maintenance fund (nor 5K allocated thereto), nor did we spend 10K on moving expenses and furnishings. We borrowed some friends and their pick-ups to do the moving. Net cost: about $30 in pizza and Beer.
My point is that you should ignore those two items, because (rightly or wrongly) the typical first-time buyer will ignore these as well.

However, if/when the value returns to or greater than the amount allowed by Prop 13 (the original basis + 2% per year), they can adjust the taxes back up. I first heard about people complaining about getting re-adjusted back to the original basis in about 2000.

Also, I found the following comment in the last paragraph of the “worst may be over” article …
Housing Predictor expects the Federal Reserve Board of Governors to reduce interest rates by the end of 2007 in an attempt to control increasing inflationary pressures …
So, this site thinks that the Fed will reduce rates in an attempt to control inflationary pressures, and I’m supposed to believe their predictions. Yeah Riiiight 😉
