ParticipantOk, that’s what I asked in my post. In light of the fact that I keep my place clean with no food in the garage, what could I have done to cause this surveyor? I would like to know what I did to draw the mice
The mistake you made was to have a warm place away from the elements. Mice typically move indoors during the winter. It’s not a food thing.

ParticipantI’d rather have the a tenant agree to a rent increase for a new dishwasher rather than sharing the costs. Too many issues to consider, such as length of current lease, what if they are month-to-month and I give them notice, etc. Much cleaner to simply raise the rent and have it installed. I’d expect a 2% increase in rent to cover it (e.g. $30-50 per month, typically).
As for paint … I once let tenants paint a couple bedrooms to their liking. I regretted it. Just put up some colorful prints or tapestries on the wall. It’s easier to fill in nail holes with toothpaste than to repaint an amateur paint job done in mystic purple.

ParticipantExcellent topic. It is definitely getting closer to parity out there for buy/rent scenarios. Another 10-15% in some areas would do it. Two years ago you wouldn’t even have had to sharpen your pencil (or pop open a spreadsheet) to do these calculations.
