ParticipantUCGuy – Affordability in San Diego is at a multi-generational low right now. If you can comfortably afford what you want with 10-20% down and have a decent cash cushion, I say go for it.

He’s either lying or only makes loans to the financially illiterate.
The lender is required to give you the mortgage terms, including the index, margin, annual and lifetime caps. These are required by law.
Ask your mortgage broker if his previous customers were financially illiterate.

It would probably be better from an economic standpoint to eliminate those who are ill or even those who carry bad genes. Fortunately, society (usually) weighs other non-economic factors, such as human rights, in this arena.
