EchooooParticipantThanks guys. At this point, I really don’t want tenant to do anything because it is a 1/2 bath with very tight space. It is weird to open a door and another door is immediately upon your face. Just said no to tenant and hope they will give up this idea. I don’t think it is a structural, support wall because at one time we are looking into knocking down the whole wall and expand the 1/2 bath. Some contractors came in to give us quotes.
Speaking of professionals, not all are equal. We once had a leak in the roof, a handyman came and patched it up. It was a lousy job. He came back to fix it which made it even worse.

EchooooParticipantactually not. we have heard different theories of 529. main disadvantage is limited portfolio choice, poor performance and decreased chance of getting financial aid. We are not qualified for any aid anyway based on family income.
EchooooParticipantwe have some cash to invest and I don’t need income from rental now. 10 years later, maybe. We have higher family income so tax break from rental is nice if possible. in 10 years, my kids will start college. It will be nice to help them with some rental income. Condo or SFR, not sure which has more advantages in our situation.

If can’t avoid at all, I just slow down and hoping the light is red or will change to red before I approach. That way, I happily breathe out and stop. My worst nightmare is the light is green and no car in front of me, then I don’t known when and how fast it will change to yellow.

It is intimidating.if I knew I have the choice to contest by mail, I will avoid going there at all. Of course, the court never mention that you have this choice. And when you were there, you will be amazed how many tickets they issued. From what I observed, if you plead guilty at the first appearance, you pretty much agreed to pay the full amount. The judge won’t give you any chance to argue or bargain. But if you plead not guilty, they will ask you to go to another room to schedule your second appearance. And the second appearance gives you bargaining power, because the officer will be there to testimony. Typically red light Turing right is considered light offense. The officer will talk to you if you are willing to agree to pay half. If you do, you make a deal with the officer and your case won’t be heard by judge. This is my expereice two years ago. Hope they have not changed their strategies because of the budget deficit. There are tons of people similar to your case, seeing the light yellow and tried to turn when it turned to red. Believe or not, I did a research on line and some claims that the city purposely shorten the time between the light changes so they can catch more people. Anyway, there is money to save if you are willing to spend some time. Good luck!

I am frustrated with GATE in Poway due to the fact that my son was tested GATE (99.7 something), but he was not performing as he supposed to. As a fact, he has trouble understanding some instructions when doing math or reading comprehension. When I asked his teacher, she simply commented that “GATE students’ brain functions differently.” It seems that his angle of thinking is different.As a result, he is frustrated too. I really wish Poway has a program catering to GATE students. But again, I suppose every gifted students has his/her own area of giftness…
