ParticipantIn addition to LTV, lenders also look at debt-to-income ratio (DTI), FICO scores, etc. If your income is high enough that you don’t devote more than 28% of it to servicing your debt, then a 90% LTV should be OK, but be prepared to pay a higher APR than otherwise.

Participant
And yes, I think there is a feeling that White people and good looking people as more trust worthy. I am not saying that is correct or not.
(So, “white” and “good looking” go hand-in-hand for you? Geez!)
I have friends, immigrants from South America (that is, south of Panama), who had similar problems in the mid 1990s in the Inland Empire. They bought foreclosed houses from the VA, FHA, etc., with the intention of flipping them, but in a few instances they found squatters in them! Calling the police was useless: the squatters either had fake “leases” or knew what to say to send the cops away. Invariably, these squatters were all of the “white” persuasion (as in pale faces and yellow/blond hair); after all, these were places like San Bernardino or Fontana (AKA “Fontacky”).
Also, for the few houses they rented out, they found it was much better to deal with Mexican or Central American immigrants than with “whites.” The immigrants either paid on time, or were easy to evict, and if they fell and broke a leg, they didn’t sue the landlord for any bogus reason such as “faulty lineoleum.”
