I went there while on Semester at Sea. Very interesting place to visit, would recommend it highly.

Paying off the scheduled amount each year is tax deductible unless you are in the AMT.
But if you are talking about paying the whole thing off early I don’t think you could count any of the future obligation as a tax benefit, probably just what was due that year.

Do you just send a 60 day notice?
Do you ever work out a month to month lease tied to an agreement to not raise the rent until a set time?
Something like: Month to Month lease for $2500 a month, price is locked for first year and could be re-raised annually starting in June 2015?

I think you are being a bit paranoid in your racial guessing. The following is relevent for Design 39
“The degree of attendance priority for a given school facility that is to be assigned to a student residing within a CFD shall, basede on the proportion of that school facility which is being funded by that CFD. For example if CFD “X” is funding forty (40) percent of a school facility, while CFD “Y” is funding twenty (20) percent of that same school facility, the students residing in CFD “X” would be given first priority to approximately (40) percent of the seats at such school facility, while the students residing in CFD “Y” would be given first priority to approximately (20) percent of the seats at such school facility.”
Seems rather straight forward to me. Don’t know exatly what percentage each CFD area is but the CFD’s that are eligible and part of this formula are:
(4,6,8,12,13,14 and 15)◦
CFD Nos. 6, 14 and 15 are the primary CFDs that will have the opportunity to participate in the selection process for a seat at D39C.◦Families in CFDs 4, 8, 12 and 13 will also have the opportunity to participate in the selection process for a very limited number of seats.
Students from eligible CFDs who choose to appl;y will then have their names entered into a lottery.
So your have a much better chance if you are in 6/14/15Del Sur 14ParticipantMello Roos are def a big con 1.4-1.9% taxish. I would just run the math and then add on the cost of it to the house when comparing houses. Probably +70K ish to the house price (this will very just run the numbers).
As for stores nearby I would disagree with the above comment.
As of now nothing is really walk able store wise (town-center is coming with rumored Target and Trader Joes but that is not set in stone as far as I know).
But the nearby 4S strip mall has a ton of stuff. I would say its about 1.5 miles and a 4 minute drive. Multiple restaurants (10ish, 3 sitdowns and 7 or so upscale fast food), grocery stores, library, ace hardware. Then there are two more areas with a bunch of stores and restaurants within 7 minutes.
Then there is a whole bunch of stores and restaurants including Costco, Home Depot and a movie theater at Carmel Mt (5 ish miles away, 12 minutes).
Basically it is a bunch of places that appeal to a 30-50 year old. Most places are kind of upscale chains in between fast food and pure sit down. Nothing really super cool that has been around for a long time but plenty of variety/convenient places.
There are three directions out of Del Sur. To the South it is about 8 miles and 12 minutes to the 56, to the East it is about 3.5 miles and 7 minutes to the 15 and taking San Diegeto rd West is about 20 minutes to Del Mar race track.
Del Sur 14ParticipantThere is a lot to like here in Del Sur. Haven’t compared the prices across other neighborhoods lately. But on a pure enjoyment level it is a very nice area if you have young kids.
Multiple pools, parks, and kid events. Plus you can walk to a good school.
Easy drive to many shops. Probably doesn’t make a ton of sense for people without kids but great area for kids. Almost everyone here has young kids.
