Participantthese poor folks have been trying to sell this place at 3713B for several years. i believe they remodeled with the idea it would sell the place. oops. i have been inside, it’s an ok remodel, a flipper style remodel. not a fan of the tile in the living area. it’s lower down the hill so the views are not as good as the upper units and its close to balboa ave traffic noise. i would love to see them get as much rent $$ as possible, though…

_______________________Well I’m not sure they can get something in the high $300’s at this point. I actually own a unit in the neighborhood. Alot of owners moved out and up since ’02/’03. I’m guessing about 1/4 of the neighborhood is upside down from a purchase price perspective. I think anything under $300K will be a nice buy as long as you are on the north side away from Balboa. There are some really nice ocean views if you are far enough up the hill. I’m hoping to get $2K/month for my place after I finish a rehab and move back out.

I expect 2/2 CR units to be closing in the mid $200’s within 24 months where I am guessing they will bottom out. I am thinking the 2/2’s in BT will end up around $300K. There was a short sale listing there that just closed at $340K. Obvious premium for the BT ocean views and access issues.
I doubt SC will hold up in light of these probable comps, not to mention the ever-shrinking SFR values. I think Clairemont in general is going to give up most of its gains.

ParticipantWhat are these places actually closing for? I thought I saw one go for around $425K a few months ago.
Attached housing in West Clairemont has been taking a beating. The townhomes on Ariane and Balboa Terrace are back down around ’03 pricing. Probably more room to the downside over the next few years as well. $500K+ for Sunset Cove seems like a bad bet.
