I really wasnt trying to discuss the issues regarding th seller or buyers realtor, and who was oing to look out ofr my best interest, or simply looking at an MLS. My question was that there are probably a number of places that are not listed on the MLS, banks etc., and having soemone that is looking at the diversity of REO companies to find a house is worth something to me.
So if rustico, or SD R, or SDR, (or other seemingly decent realtors, of which there are probably many) are going to spend time or know non-MLS locations to find properties that are coming on the market, it seems worth something to me. That is more “complicated” than simply assuming all properties in an area are on the MLS.
There are bottom feeders everywhere, and there are people that sell houses, cars, mortgages, collect taxes, that are not. I prefer to stay our of the negative and simply try and get information to examine against my preconceptions

csr_sdcsr_sdParticipantthanks. While the numbers have been jumping around, they have also mostly been increasing. As mentioned the 4 fewer working days does make sense.So thanks as I ddid not know there were 4 fewer working days.
It will be interesting to see whether the credit crunch drives the avereage well over 1K, or not. In the future with the more toxic loans resetting early next year, we should see a continued trend, as suggested by the now famous reset graph.

I agree with these sentiments. I havent been so much amazed by the stickiness, as people that are stuck will try to stay as long as they can. What is still fairly strange is the disparity amongst homes in this area, going for the same price. during the upswing this disparity was less important because one could get a >100% financing, but now the crap should really be falling.
Interestingly, the price for renting in this area has increased significantly over the last year, although the properties have of late seemed to be flips that are being rented out, that could keep the stickiness quotient up.
When a 3/2 with R/V parking, 2 car garage, and >6k lot, with some upgrades can be found on a canyon for 400K , I can leave my rental, yeah!!!!!

csr_sdParticipantI personally would never own a property where an HOA controlled things. I think the city ordinances should cover the important aspects like, cutting lawns, derelict vehicles, etc. If the town wont enforce the rules than there is little reason for a community to establish there own rules.
Coming from the east coast, it is only the newer master planned developments that have these (although co-op boards can be a real pain). Where there is a diversity of housing styles, and a range of ages of homes, the eccentricities of individuals tends to be muted. I think painting your house neon green, and is perfectly fine even if I live near it (but not in front of it!!!), but clearly here where almost all new developments are master planned, any individuality stands out, even if it is tasteful but different can presumably affect values. What is more distasteful is the inability to confront an HOA, and change the CCA. THe rules in the CCA are stringer than laws, and there have been way too many people that have been harrassed and sued by there HOA for some infringement like (putting basketball hoops on the garage, the size or style of tree, not-cleaning there driveways (oil spots). This is pretty petty, and really only matters where such master planned communities have sucked the soul from individuals.
As for garages, if they didnt put them facing the main street, people would not see them, and the “cheapening” of the neighborhood would not have occured.
I would love to see a developer, actually make a development with 10k lots, and with no HOA. That will never happen here though

It is quite amazing that even with the serious financial issues that we must face and deal with in this country, that the street and the news dont really want to get to the truth.
I was in New Zealand last month and and their dollar was 80c US. three years ago it was 46c!!! The real value of our economy is plunging and the best the news can do is scream about an imprecise, likely inaccurate number from a single month, and the market goes up 140 pts, incredible!
The dems, can only talk about bailouts (sens personal responsiblity) and the republicans fail to take responsibility for a failed regulatory /monetary / trade policy. This is really getting sick.
