ParticipantThere’s a 10,000 sf lot off of Sparta that’s been listed for $399K. It’s really the backyard of a house, and they split the lot and sold of the house separately with just a small space around the back.
To access the lot, you have to go up a private driveway.
I think it’s still on the market.
Of course, a more desirable lot would be worth a bit more, but I would guess around $300K-$500K right now. If it’s at the top of a hill, and not so close to the RR tracks, it might be worth a bit more.
IMHO, land value is and will be going down. If your friend wants to sell, it would be a good time to do so now.

When we first decided to sell-to-rent back in 2004, we debated living in a smaller apartment (and save more money) vs. living in a house that would suit our needs for many years to come (and not saving as much).
We ended up renting a larger house with a yard in a good neighborhood. That was the best move we made, because we would NOT have been happy in a small apartment all these years with a family of five. Additionally, rents have skyrocked in our area, and the rental market is **tight** here. Not so in 2004, so we could negotiate more.

p.s.: I wanted to apologize to you, SD Realtor, if it seemed my comments were making light of renting troubles in the other post. That was not my intention, and completely sympathize with you on the problem of finding a good rental, as we also have a larger family. After so many years of hearing the “bitter, jealous renter” comments, I just get defensive about renting. I sincerely hope you find a nice house at a great price for you and your family!
