Um, the purpose of the design is to get away from the so-called snout houses, that is, houses where the garages take up 60% of the frontage of the house. The architects and planners are trying to encourage more “neighborly” neighborhoods, picket fences, sipping lemonade of the veranda, and such. They think if we park our cars behind our houses our neighbors will see more of us as we walk around to our front door.
Of course, our side-entry garages still have doorways leading directly into our kitchens, so now our neighbors won’t ever see us.

We are currently at 2,307 sales, which is quite a bump up from the 2,230 on 07/05. The final tally tends to occur around the middle of the month, so my initial forecast at 2,330 may yet prove reasonable.

BugsParticipantI think that the State of California is going to convert to Spanish as the official language of government. Now would probably be a good time to start brushing up on survival phrases, like “ALTO” so that you can recognize a stop sign when you see it.
Look at the bright side. I’d much rather learn Spanish and figure out how much I should be paying in mordida than have to learn Arabic and make my (4) wives wear veils.

Could you expand on that a bit (without burning your employer, of course)?
My impression of the “we have two lot vacant and two more that are shaky” theme is that it allows the builder to show off one unit from each floorplan. I also think another variation is when these builders claim to have sold 10 units in the last week. How much of this is real and how much is smoke?

BugsParticipantI play a bear right now, but that’s only because that’s where the current data and my analyses of it have led me. I was a bull in the late ’80s; went to being a bear starting in 1990 (I was slightly late); I went back to being a bull in 1995 and went bearish again in late 2002.
I fully expect to turn bullish on RE once things turn around, but I don’t expect that to happen in the next 2 years.
There’s a time to be agressive and time to be conservative – neither is more or less virtuous than the other. What is more virtuous is keeping an open mind and seeing “what is” rather than “what you want”.

Regardless of who’s holding what tranch(e)s it seems to me that when they start racking up $75k and $100k losses from each foreclosed loan that it will affect everyone involved. I don’t know nuttin’ about derivatives but I was under the impression that leverage was a significant element in them, and leverage works both ways.
