Not leveraged at all, our only debt will be our mortgage with a manageable payment that is not stretching us. We did not buy beyond our means. I grew up in the midwest in a conservative household with parents we were big on saving. So I am very disiplined in my financial affairs.
I also learned a lot during the stock market bubble and did not want to get burned again this time. History always reapeats itself . . .

It was sitting inventory that they have not been able to sell, the home has over $150K in upgrades and we gave them a low ball offer that we did not expect them to accept. However they did and we got a hell of a deal. I have looked up all of the sales in the development. The original asking prices and sale prices for these homes were several hundred thousand dollars higher, so we know that we got a steal.
We very much like the home and the neighborhood. We sold our previous home at the peak in 2005 by ourselves with no realtor. We have waited for 2 years to buy again and plan to stay in the home for the next 7-10 years, so for us it is a home and long term asset, not a short term investment. We are putting down a big downpayment. I know that I am not catching it at the very bottom, but I know that we got a great deal and found the home that we were seeking. So we are content.
I wish everyone else the best in their RE journey. I am however going to continue to follow this, and all of the other blogs, that I have learned so much from to keep track of the market. I am hoping to scoop up some bargain investment rental properties at the bottom.

However based on their actions and as well as the builders behavior it is evident that they are struggling. They will continue to do whatever they can to drive business.
The development is densely packed with very tiny lots, it reminds me of an apartment complex. The mello-roos (1.9%) is outrageous. They are always bragging about the damn Ranch House, who cares, unless I am going to live in the Ranch House, why do I care?
Anyhow, the hype and marketing surrounding Del Sur was great and we were really excited about it, however given all of the factors above and more, it has been a big disappointment for us.

From my research and hard facts, I have access to MLS and title reports and have pulled all existing sales in the these various developments. The majority (in excess of 75%) of the buyers in the SD luxury tract developments (Stonebridge, IvyGate, Derby Hill, SantaLuz, and others) are highly leveraged with very little down and mortgages exceeding $1M. If the tract is older and homes were purchased at prices below $1M, some of have since taken out HELOCs and now owe more than $1M. All of these properties also have a tax assessment of at least 1.25% to 1.5%. The monthly HOA also ranges from $100-$450. So the monthly expense (mortgage + taxes + HOA) for these homes ranges from $5,000 to $8,000 plus depending upon the rates.
Even with a household income of $240K, I find it hard to believe that most of these households will be able to sustain a hefty payment each month as well as leases on two (I am certain) luxury vehicles at $500/month for each. Not to mention child care, utilities ($300+/month), landscaping, etc.
I am certain that most have gotten in over the heads and live lavishly but paycheck to paycheck and with very little if anything going into savings. As the Professor has pointed out previously, should they ever be laid off, they are one or two paychecks away from foreclosure or bankruptcy. As rates have adjusted on the ARMs, they are starting to pop up for sale unless they were able to refi and buy themselves sometime. You will start to see more and more NODs of these homes and consequently going into foreclosure.
The point of this site to share information with one another for our mutual education and benefit. There is nothing wrong with healthy debate and discussion, but it is counter productive and meaningless to insult others. Just my two cents.
