About the economy-
At some point you have to deploy capital, and everyone needs a place to live, but do not be fooled.
The economy as a whole will get worse, and truly the only reason why they are pushing health care reform, super train, etc. is to spend money and to hopefully create jobs and put band aids on gaping open wounds.
There are a LOT of people living in California in their homes who have not paid their mortgage in months. There are plenty who know how to play the “game” and have been there for a year to 18 months.
I can go on and on, but it is too depressing. So make what money you can, wherever you can.

What did McMillin do?
Anyone building on those lots? If so who (send links) and how much?
To any old school Temecula Piggingtons- Wondering if my price per sq ft predictions came close.
Has the HOA been able to maintain the clubhouse and facilities?

I will stay on the record to remain patient…BUT, if you HAD to buy, and with your parameters in mind, I would definitely go gated. Most of the time gated areas are a BS facade to make people feel special, but with the transient nature of neighbors in the area (thus can’t rely on them keeping track of your pad) I would go gated for piece of mind. Which limits your options. Center on Bear Creek in Murrieta, and Redhawk in Temecula.
I would spend as little as possible, this is hard to get hurt:
