SRO, I was referring to your statement about how easy the commute was on the 52 from Santee to LJ and SV. I stated that residents of LJ (already there) and CV (practically there) did not need a freeway to commute to themselves.
SRO, in CA, there is absolutely NO SUBSTITUTION for location and never will be. LOCATION trumps the dwelling, lot size, landscaping and furniture in a lesser location EVERY TIME. That’s just the way it is.
I personally wouldn’t prefer living in Carmel Valley or working in Sorrento Valley but both of those communities beat Santee HANDS DOWN in the location, location, location contest. This has been a long-accepted FACT in the local real estate community. Views of Gillespie Field, furniture, landscaping and bonus occasional rattlesnakes would not be able to promote Sky Ranch in this regard.
I want to add that I’m not saying the quality of life is better or worse in CV than Santee. This is subjective, IMO. What I AM saying is that the PROPERTY VALUES ARE LOWER in Santee than Carmel Valley, for a few very good reasons. But, if you are happy, then I am happy for you 🙂

If it were, then all these newbies could breeze thru multiple complicated transactions with just a “forms pkg.” installed in their computer (w/their broker chained to their ankle – LOL)! What about an agent who tells a buyer NOT to make an offer on a particular property and NOT fill out any forms? How much is this information worth to you if it saved you, as a buyer, from making a terrible mistake?? Can you do that by yourself? What if your seller is involved in a lawsuit and you, as a buyer, found out after opening escrow that lis pendens was on title? How are ya gonna fix that to get clear title and not lose your own rate lock-in or occupancy of your existing home (which is currently in escrow)?? What if the seller who just accepted your buyer’s offer is the Federal govm’t who siezed the property in a drug raid and states they now have a new *rule* that your buyers have to undergo a mini-background check prior to opening escrow and your buyers are balking at that? What if, after accepting your offer, your seller’s (who is in Chapter 7 BK) lender has just gotten their BK “stay” released and filed a “Notice of Trustees Sale” the same day and your buyer has not even released his/her inspection contingency yet. How ‘ya gonna “beat the clock?” What if a seller-couple is in the middle of a divorce and cannot agree to the terms of or to accept/reject or counter your buyer’s offer? What will you do then??
I could go on and on about RE-transaction messes but these are just a few representative examples of why an experienced agent is worth their weight in gold that a lot of people are unaware of.
CAR, as an agent, you frequently have to “talk turkey” to your clients and you gotta have the knowledge to do this convincingly. If you don’t, you won’t be able to “fake it ’til you make it” – LOL! If you don’t have the knowledge to control the escrow, the deal will fall apart, no one wins and you will have wasted likely 100+ hours and NOT GET PAID. I’ve had several “Come to J@s*s” conversations with RE clients in my life, sometimes 2-3 times during one transaction. Sometimes RE Agency is not about “charm” and “likeability.” When all is said and done, it’s about representing your client in your highest and best capacity, acting as their “fiduciary” and serving their “best interests,” even interests they may not yet be aware of. Oftentimes, your clients are too stressed out to even think straight. IMO, agents/brokers who can successfully close problematic deals earn EVERY SINGLE PENNY of their commission.

Concho, you can kill termites with tent fumigation that YOU YOURSELF contract on YOUR OWN SFR (personal residence OR rental). Then you will have at least a two-year guarantee that they will not come back. You will NOT be in charge of a condo assn’s pest control contract nor will the assn. EVER likely tent fumigate, which is the ONLY KNOWN REMEDY to kill all living termites (and any other living thing left in there while the gas is dispersed).
Oftentimes, pier and post (heavy cedar/redwood piers) with a 2.5 high concrete stemwall (and perhaps another bracing wall down the middle) with a crawlspace makes it not only easier to replace plumbing but it is easier to inspect for termites. These types of homes (in CA) are a minimum of 60 years old and they are MUCH BETTER-BUILT that newer construction. You can always replace old sash or leaky windows and rehab this property little by little between tenants or even lay a new floor in a room while your loyal tenant is residing there!
With a condo, you will be paying 2-3 times the current HOA dues in 20-30 years (if they’re still “solvent”) plus whatever special assessments the Board of Directors votes in. As a retiree, you will have NOTHING TO DO but collect rent and listen to tenants whine about flaws within the unit that they want fixed. Any complaints your tenants have OUTSIDE THE WALLS of your unit will have to be directed to the HOA if they are legitimate. And let me tell you that HOA Boards will typically NOT SIDE with tenant-complaints.
Concho, had you considered purchasing a small, perhaps <1000 sf SFR for a rental? There are currently a few of these avail in 91910 for $225K to $275K. Perhaps you could snag one for less and add the amount of HOA dues you would have paid into your retirement fund every month!
