It’s usually the losing side that can’t handle politics.
Yeah – the taxpayers.
Well, voters who don’t like the policies of politicians better learn to get involved in politics.
Great. Lets hope they they find a nice politics blog where they can do so.
How about offline? This is infinitely harder (actually it’s “work”) than sitting online complaining about the PTB and their “stupid” decisions.
Speaking from experience, working on a campaign or gathering signatures is not only exhausting but “enlightening,” to say the least. Maybe after having these experiences, the “online ranting blogger” might decide politics is better left to individuals who have the daily stamina to confront all they are up against in the REAL world and stop complaining so much.
If you actually work hard to help put someone in office who wins that office and you are THEN dissatisfied with their performance in that office, then you will have every right to complain, IMHO.

ParticipantIn January, I processed a TicketKick appeal for a friend who got a red-light camera ticket in MV. Their ticket had a “Declaration” from an “officer” who stated he wasn’t present at the scene but located in AZ. My friend paid $200 to TK for a Trial by Declaration and was subsequently found guilty by a SD traffic judge. I then processed TK’s money-back guarantee and my friend had the $200 credit on their cc within 30 days.
My friend could have then requested a “real” trial but they chose not to because they are too busy with work.
The court gave them 4 more mos to complete traffic school. After they completed an online course, I sent in the Certificate of Completion and subsequently called the court to verify that the ticket has been dismissed. And it has.
Note: You have to post the bail (in this case, $480) within the required time frame and file the Trial by Declaration before your appearance date.
Total cost was $508 (after the TK refund was processed).

ParticipantI haven’t looked but my guess is the foreclosing lender was probably the 1st TD holder. Thus, they were senior to possible other liens on the property, which were wiped out when it reverted to the beneficiary at the time of the trustee’s sale.
Not so for a bidder. Their Trustee’s Deed would have been junior to any other existing liens and thus the property was too encumbered to make it worth bidding on at the trustee’s sale.

Well stated, brian.

ParticipantI loved your video, desmond. I don’t have an ATV to take the “off-road” trails but your music brings back memories.

ParticipantTenting prices vary wildly but should run about $1200 – $1800 for an 1800 sf one-story house and about $1700 – $2300 for a 2200 sf 2-story house. These are prices for existing customers who have an annual pest control contract with a particular company. The higher prices will get you a stronger treatment (more canisters shot between the walls and in the attic/crawlspace).
I’ve watched several houses being tented from across the street and it is very interesting to watch.

Participant
Home prices will be unaffected. However, the price of lizards in far flung areas will skyrocket!!!
This is going to happen (if it hasn’t already) because it is expensive to keep up these lizards’ habitat … even with all the MR bond $$ being spent. These reptiles have to have everything in their surroundings just perfect and a perfectly-surrounded lizard costs more :=]

Congratulations on getting a further price discount from your lender-seller, treehugger! This problem can be fixed.
edit: I would suggest you get someone else to do the necessary repairs after the place is tented. These repairs are a huge profit center for termite companies. For instance, an $800 repair shown as necessary on the report could cost only about $35-$50 if you do it yourself and then paint it to match the house/fence. But in order to do it yourself, you would have to take title first.

ParticipantHLS, the Piggs discussed this issue here:

and possibly on a few other threads.

ParticipantSo, I take it that the “short-term rate” of yesteryear (for frequent refinancers, owners who do not hold property long and flippers) has gone by the wayside in favor of bigger title-company profits?
I think it is ridiculous to charge full price for an ALTA policy for a frequent refinancer. They’re already getting shafted by repeatedly paying transaction fees and (now grossly inflated) recording fees (and sometimes points).

Participant

was thinking of spending a week in Yellowstone but when I priced the trip it was coming to $3000 for 2 including hotel/air/rental car, holy cow!!! Can’t even afford to take vacations to domestic destinations anymore…
We’re going to yellowstone, glacier, & grand teton this summer.
It’s *not* cheap.
But I did a spreadsheet (because of my nerdliness) and determined driving there in my own car, even with $5 gas, was the cheapest.I priced airfare w/rental car & in-park ‘rustic’ cabins.
I priced renting an RV from here and driving/campgrounds.
I priced airfare w/rv rental/campgrounds up there.Driving won by a lot. But it made us push the trip longer to justify the 2 days to get there and the 2 days return.
It’s not cheap. For our family of 4 it will be well over 3k, assuming $5/gallon gas.
I agree that it is usually MUCH cheaper to drive your own vehicle and and camp (if possible). Public campground cabin-rentals tend to be priced cheaper than surrounding hotels or if they are comparably priced, you will be able to sleep 8+ in a “rustic cabin” and cook there as well (MORE $$ saved) as opposed to cramming 4 people into 2 queen beds in a hotel room. Yes, even at $5 per gallon! I haven’t checked but I believe gas in WY should be about $3.60 to $3.80 gal and in UT slightly higher than that.
Some of the best vacations I have had have been when we rented log cabins at large lakes in the southwest and went boating every day (brought our own boats). One time we had a cabin that slept 8 and one time we had one that slept 12. It doesn’t cost that much more gas to bring your own boat, either.
Not a suggestion for you, UCGal. It’s too cold to waterski in WY, lol :=]

Participant
IMHO the WORST property anybody can buy is a condo for a rental.
(In a casino they call this a sucker’s bet)Buying in a complex with litigation is just rolling the dice. Do you feel lucky ?
Absolutely, unequivocally agree with this …. unless they are detached “PUDs.” And those assns are a big “maybe,” depending on solvency of the association and a host of other factors.

flu, I greatly admire someone as young as you that has the brains AND wherewithal to “build their estate” in this manner.” Even though you may not think so, you are very fortunate in this regard :=]
