It’s not dependent on the market cycle (i.e.: when prices are high), but rather when they need/want to sell.You and I have very different opinions as to the “wealth” of these local owners. Most of them are very regular families who happened to buy a home before the crazy credit bubble destroyed affordability. We know a lot of people in these older neighborhoods, and very few of them are what I would call “rich” or “wealthy.” All of them have been devastated by the lack of returns on fixed-income investments, and those who had stock have also lost a tremendous amount of “wealth.” I cannot overstate how much the Fed has decimated the financial plans of many older families (and young ones, too!).
There were plenty of homes for reasonable prices for most of our local history. What’s happened in the past decade is an anomally, it is NOT the norm.
I acknowledge that it’s a leap of faith, but it’s a bet I’m willing to make. All that’s required is lots and lots of patience.
Mind you, we’re looking in the older sections. We have no interest in the newer, “upscale” planned communities. We are seeing more and more properties lately that are getting close to what we’re looking for…and they are NOT flying off the shelf like they were just a few years ago.
Patience… ;)
CAR, I wholeheartedly agree with everything you’re saying here. Patience . . . and “stamina” are GOOD. I, too, am not “going anywhere” and have “time.” He who is the last through the door before it closes wins :}

Participant

(…)You can’t (…)use your unknown-as-yet ability to “choice” as criteria as to whether to consider a particular area to purchase/live in.
Why not? I am considering just very few different areas that are within reasonable commute,plus we like the neighborhoods, houses, etc in general; why not let the “choice” make the decision?
Yes, the “choice” will make the decision but I guess I’m not understanding something. Since you don’t yet have a property to apply from, how can you put in a “choice” application? Could you do this from your current rental home? What if you end up buying a property too far from your “choice” school? If you happen to find a perfect property in Clairemont in say, the next 90 days and close by September, where will your kids go to school? It’s too late to apply for “choice” for the upcoming school year.
So it’s a case of the chicken or the egg – which comes first?

Participant
. . . The obvious choice for us is those La Jolla townhomes I mentioned. Extra short & easy commute on city streets. Off I-5. Nearby shopping. Excellent schools. Cons – small townhomes/no yard/no community/students/HOA. old . . .
Scarlett, I just found my Thomas Guide – LOL. This townhome I stayed in in 1980 for ten days was on Mahaila Ave., between UTC and LJ Village Square (which was fairly new back then). It was VERY SPACIOUS (about 2100+ SF if I can recall) with an oversized 2-car garage – had 3 levels incl. garage. Wide turnabout to garage in alley. Very quiet, nice amenities and it didn’t feel like a condo to me at all. I was very impressed. It can’t possibly have MR because the bonds were not even in existence in SD County until 1987. The woman I “dogsat” for was single, no children. Piggs, can you help identify schools and current HOA dues?? I don’t know.
