I have lived in Carmel Country Highlands (Lexington) for over 10 years. This is an amazing community. It is full of families who have chosen to make their kids education a top priority. This common attitude has helped to make Sage Canyon a premier school. Sage definitely does teach to the tests, but they go beyond that. My kids’ teachers have consistently shown their dedication to bring out the best in each and every child.
If you want to move into this neighborhood, I feel the Highland Village plan 4 townhouse is a steal. These townhomes are surrounded by only SNF homes (no other multi family complexes). The majority of these SFH sell for over $1M. This part of CV has only gone down about 15% since the height of the housing bubble and prices remain stable here.
There is currently a strong demand for the Plan 4 townhouse and this demand will continue for a long time. This is a very efficient plan with little wasted space. It is spacious, but it does not include a formal living and dining room, which many homebuyers do not want these days (we rarely use ours). These townhomes will continue to be the most affordable way to get into this community (and Sage). That should keep a high demand for the resale of the plan 4 model.
Pardee may have difficulty selling the two smaller models, since most people moving into this communtiy have children. Pardee may need to provide additional incentives such as option credits for some of the smaller units which line the main streets, but I doubt they will need to provide any incentives in order to sell the 2 larger plans.
Since your parents already live in this neighborhood you know how great it is. Definitely get on the priority list now and hopefully you will have the opportunity to buy a plan 4 if that is what you choose. I have a feeling the priority list may already be full of people waiting for the plan 4s to released. Good luck and the enrollment at Sage will probably be lower by the time your future kids are ready for school since most of my neighbors plan on sticking around here until their kids graduate from Torrey Pines or Canyon Crest, so most of the current kids enrolled at Sage will be moving on and many families already here are done having kids.
Also, it is walking distance to Sage from HV. The Vons down the road is only about a mile away which is walkable to most people.
What’s it like working for Pardee these days?

Alex_angelParticipantFootball Jersey sales would skyrocket. Grape and Red Juice sales would go nuts. I’d invest in KFC stock for sure. Maybe even Popeye’s.
Marion. You’re the most disgusting person here. Just go and read your posts in the walmart thread. Pathetic!

Alex_angelParticipantNothing like buying off people to make them love each other.
At least if that happens the sales of chrome rims and gold chains would skyrocket. There’s your next bubble.
