ParticipantI’d treat all of these links with a pinch of salt. Claremont is a nice place to live. Too far out for me. I don’t think anywhere will immune to price declines, but you may want to hear it from the panel of experts.

ParticipantIt is frightening to think that one in every ten people you know who owns a home in is negative equity, but I wonder what the distribution for this figure is demographically and geographically? It would be interesting to draw a national map with with the hot spots, and cool areas.

I did manage to glean from the site that “temporary national ownership” will last for as long as credit problems persist, or words to that effect. And for any one who may have been interested in their new security guarantee, US residents can’t open an account with them for some reason. As to whether UK lending standards are tighter or more lax than the US, I’m not sure how you would go about measuring this except in the mess it usually leaves behind, so it’s a case of wait and see.
