Decent “bones” for a smallish house only about 9 miles east of Dtn SD. There is likely red oak hardwood floors under that dirty carpet which may have never seen the light of day! This time it will take only 1-2 20′ dumpsters to vacate it and again, put the “better” stuff at the curb on Friday with a “Free” sign and it will be gone by Monday.
I know several people who own investment homes in that (Mt Vernon) area of LG and it is a great investment rental area! Again, as a new landlord, apply for the Section 8 (guaranteed rent) program. I predict it will sell for between $200K and $220K, depending on terms.
Don’t worry about the gun. If it’s real, the occupants surely will take it with them when they go :=]

Gotta agree with you, BG. As a matter of fact, the tile in this house looks to be in better shape than what one sees in much newer houses. This house has “charm.” π
Just think, you might be able to pick up this baby for near its 1995 price (note days on market).
You’re right about looking on this thread for good rentals. π
