Why is San Diego real estate still so expensive?

First off, Filipinos, Indians and Vietnamese are from the tropics so they are sun, not ice. So how do you explain the prices in Penasquitos, Rancho Bernardo, and Mira Mesa, vs. Temecula and Santee and Lakeside?

Long Beach and Santa Ana (sun) are more expensive than Murietta (ice).

Lots of Mexicans in Coronado.

My theory is that the higher proportion of liberal minded, secular professionals drive up prices (think San Francisco, Santa Monica and Manhattan).

The presence of conservative, religious, mavericky, rednecky folks drive down property prices.

I also think that more foreign branded cars mean higher property values.

Definitely agree with this. People tend to congregate with others who share their same values and beliefs. Oftentimes, that means associating with others who come from the same country or who share the same socio-economic or educational status. All too often, it will look like it’s race-based, but the grouping is more based on shared values/backgrounds.
