Why is Ocean Beach RE still overpriced?

Not that this is relevant, but I remember back in the early 80’s one could buy a ‘typical’ Pt. Loma house for less than 150k – considerably less in fact.

I live in OB and would also like to know more about this purchase for $278 sq/ft. I’ve seen nothing close to Sunset Cliffs Blvd selling that cheap. According to SDLookup, there was no sale for that price per sq ft in Feb.
