Doooh, I was coming from a seller’s standpoint. It is not uncommon to have to pay 6-7% of the purchase price in commissions in rural areas or to get a multi-zoned acreage sold. One of my friends had put in a very expensive pool and did not recoup the cost, returning to SD in 3 1/2 years.
I don’t know the transaction costs in TX. Not sure if they use title cos or attorneys to abstract or how much it costs for an appraisal on a residence sitting on farm or ranchland. Many variables could be different than CA. Maybe bake would know.

re closing costs for buyers, your non recurring closing costs will be a little higher (maybe $500-$800) on a 500K purchase compared to $150K purchase and should total about $6000 – $7000, depending on a number of factors. These costs are often paid in full or part by taking an above market interest rate and receiving a rebate.
