While that can be useful it really depends upon the location (cul de sac, busy street, backs to busier street etc), view, lot size and upgrades in the house. The same floorplan can easily swing $100K either way on those factors. If you can answer what kind of house you would consider on those factors I could give you a better idea. I’m looking at this house in particular:

1) not too close to freeway to hear the noise, but not too far so it’s convenient for commute.
2) not backing into major street.
3) not obvious powerline in sight.
4) relatively high ceiling. Again certain communities have even higher ceilings than the others. open floor plan.
5) okay lot size. I’m not a gardening person so I don’t care for big lots.
6) Views: my parents love views but I feel like I cannot really afford a great view if I have all these other things on my list.
7) This community houses are all relatively new. So the upgrades/styles inside the house are all fairly good.With the above info…..do you think I can quantify say…in CV, getting a SFH for less than $350/sqft is a reasonable price?
At the peak I think houses are going for like > $400/sqft. So now getting it at $350/sqft…doesn’t seem like a very big drop or a steal. But I guess that’s just how CV has held up?

Anyways I don’t see you getting a view for 350 ppsf in CV. You will definitely see inventory at 350 ppsf though. You can even get a little bit below that but there will be a dropoff fast and they may not be of the quality with respect to proximity to backing up to busy streets and other issues like that. Especially with as many power lines as there are.
