unusual transaction series in UTC area (92122)

I noticed recently a somewhat puzzling series of transactions on a townhouse in the UTC area (92122). According to county assessor records, 8109 Via Kino #3 sold for $525K on 10/18/06, then for $685K on 4/2/07. Even if major upgrades had been done on this unit between the sales, the 4/2/07 price is, as far as I can tell, quite far above any other transaction in this complex for 2006 or 2007, including transactions for larger and/or highly upgraded units in the complex. Oddly enough, the 10/18/06 transaction does not show up on zillow.com, among other places, even though it was sold through MLS and does show up in the county records. Does anyone have insight or information on what might have happened here?

Here's a scenario….I know this from personal experience …..when a shady character sells a business, he will sometimes INFLATE the annual revenues and actually pay taxes on those fictitious revenues…. to command a much higher sales price…its called fraud.

This is kind os a puzzler….

I am looking at the MLS…. In the solds it comes up for the 10/18/06 sale at 525k like you said. However, there is NO sold MLS information for 4/2/07 closing! Maybe I am just missing something.

Indeed this is another one of those transactions I cannot explain. I will say that the mortgage recorded for the 4/2/07 transaction was for 520k. Also, on the tax roll I was looking at there was not any information regarding the sales price so I cannot confirm the sales price you quoted. I am not saying it didn’t happen just that it is not on the realist tax roll info I get on the MLS. Of course maybe it was there and I overlooked it.

Maybe the “refied” or they took out a second and put someone new on the title and filed the assessor’s preliminary change of ownership, or whatever that piece of paper that you file is, inccorrectly? Something like that?
