Torrey Ranch, actually, I was curious and finally checked it out. When you compare the prices and factor in the up and coming neighborood, outstanding schools, best location to highways (1 min from 56, centrally located between 15 & 5), walking distance to shopping, schools and the new park and elementary school that will be built connected to Torrey Ranch, this maybe the best value and location in all CV/RP. The houses are flying off the shelf, especially model 1, 3 & 4 (sales of model 2 are slow for some reason). The prices compensate for the Mello-Roos and the HOA gets reduced with each phase. I’ve been buying real-estate for close to 40 years (seen it all) and I can see become a hot area. Location should hold value and explode when prices bounce back. We’ll see. The Pardee homes nearby are struggling however, location is not as good and they are pricier, but very nice.
