I like the numerical splits he gives between attached and detached sales, but the gist of it seems to be what everyone’s been saying about average prices: there’s been a bigger drop in the volume of low-end sales than high-end, and that skews the average up.

Initially I was confused because I only read the article and wondered why it made you ill, then I saw the image link and saw the equivalent of a Paris Hilton for poisoned Kool-Aid ad.

That article was written by a realtor, it was sensible, cogent and easy to understand, are you sure it is really from a realtor, he must be a closet pigintonian. He is going to get beat up at the next caravan for those blasphemous rumors. I guess I’ve seen everything now, a realtor with his picture, website link and e-mail listed in plain view telling people not to believe the median and the market is going to hell in a handbasket. Now tomorrow if I read the headline in the paper “Realtor beaten and sodomized by co-workers” I’ll know why.

casagrand is a well known friend of the bears. has been telling the truth about the market for some time now.

yes, the ad is what sickens me. to me this is far worse than just lying and telling folks it is a great time to buy. the ad is manipulating the data to fit the builder’s need to sell homes by creating fear amongst the uninformed that prices are rising once again and you better jump in now.

when merck manipulates and covers up data to fit with their goal of selling vioxx, they get sued. but what about home builders manipulating the housing data in an ad to fit with their goal of selling houses?

well, Vioxx actually killed people (and quite a few too, depending on the reports you read).

Last time I checked, the housing data has never killed anyone. The ad just shows misleading statistics. It’s not wrong statistics, but misleading.

it is misleading information done for one reason, to sell and make money. very obvious here that the average price does NOT tell the whole story and in fact foreshadows what may eventually happen (ie slow down in lower segments of the market trickling up to the higher segments). and the builders, in this case brookfield, know that.

to use the data in this way to try to convince people the bottom has past and it is time to buy seems to me is asking for a lawsuit.

Regarding the roller coaster propaganda,
If people have to do idiotic adds like that they know they are in trouble and they are shouting it out loud to the insightful observer. Take satisfaction in the fact that those adds confirm what most of us are thinking.
