There’s a bet on the ncc RE market!
June 28, 2007 at 9:54 AM #62709sdrealtorParticipantVery nice location, nice home, no major renovations.
This is an example of a superior property faring well. I could post several in the same ZIP that did not fare so well.
FYI 1663 was originally a much smaller house with additions. It backed up to a very busy street. 1608 is a far better property.

1525 Flair Encinitas Dr Encinitas, CA 92024
sold 02/11/2005: $715,000
currently listed: $600,000No apparent meltdown here? I’m sure this seller would disagree.

June 28, 2007 at 11:34 AM #62743sdrealtorParticipantGood example to show how much variance there can be. These two houses are within a couple hundred yards of each other.
It also points out the value of good representation. The current owner of the house on Flair Encinitas paid roughly the same for a smaller far inferior property at in a time range when prices were pretty much level.

June 28, 2007 at 6:16 PM #62808sdcellarParticipantsdrealtor– Don’t see how you can call this a superior property being so close to those power lines. It may not be directly under them but from the satellite view they look plenty big and still very close.

June 28, 2007 at 6:28 PM #62809JJGittesParticipantWow, if that house is too close to the lines, that X’s out about 2/3 of “new encinitas.” They don’t look close by any stretch to me.
However, I wouldn’t call this house superior, just a solid typical house for the area. Thats why I picked it out.

June 28, 2007 at 8:47 PM #62818hawkParticipantI was at 3 different open houses in the 92024 two weekends ago and spent a significant amount of time at each and I was the only one there and the only one that had shown up at all at a 669k house in village park the entire day (this was at 3:40 pm)
Things in general seem to be coming down in my opinion, and there are not a many prospectives out there looking at open houses.

Do you know the area? Do you know the schools? Do you know what the floorplan is? Do you know the fees associated with this home? Do you know what is around this home? I never said it was a spectacular home. What it has in my view, is a very nice combination of attributes for a home in its class. It’s kinda hard to evaluate a property from space, ya know?
