ParticipantThanks for the replies. About the only other place I’ve found that might have what we’re looking for is Del Mar Mesa. A realtor friend told me there are lots of families, but I’m not too familiar with the area and need to go check it out. Obviously this would be a step up from The Ranch in Carlsbad. Anyone have any insights on Del Mar Mesa?

ParticipantDel Mar Mesa is quite a step up. There are large very nice homes all around The Grande golf course but you will find the lots very tight compared to The Ranch. A little further out you will find a nice neighborhood built by Davidson (Bouganvilla) on larger lots but expect to pay closer to $2M. It is also a much smaller community and lacks the real neighborhood feel you find in The Ranch. If you want a feel like that the only thing close in my opinion is Fairbanks Ranch which is an even bigger step up.

When we originally relocated here we thought for sure we’d end up somewhere in RSF, most likely in Fairbanks Ranch … but now we’ve pretty much ruled it out because we just don’t want to raise our kids in that “world.” Maybe in 10 years when they ship off to college …
