Baron, Morgan is very nice and is just starting to hit the high 3’s but they sell when they hit. I’d buy there when the sub 3k sq fters hit sub 300k, I love the clubhouse, hate the taxes there. You will find 350k on a 5br no problem and you are right they are getting closer by the day. The actual models at the end of tudal were all huge and went for just over 4 recently, there was a 1 story in that tract was big. Not many other tracts in there have 1 story homes, so your selection is limited. There are some huge 1 story places on huge lots just behing morgan, in morgan valley but I’m not sure you are part of the association or get clubhouse access. they went sold in the 7’s and 8’s, now the shorts and repos can be found in the 4’s, but over 4k sq ft one story homes on a third of an acre, they are unique.

Youve got all that bubble money, just wait for these to hit 500k and go for it, ultimate mancaves, the third car garage is motorhome height. They sold for a mil new, so 500k is not out of the question, these are the kind of places that would make even mee utter the words “interest only loan please.”

those aren’t garages, those are like airplane hangers, you could put a hydraullic lift in there, I need to take a cold shower now.

1. Butterfield Stage Road is built big. It’s clear from the ariel photo in the builder sales office that this road will be a major traffic route when completed. Yuck.
2. I agree with TG that sub-3,000 foot homes in Morgan Hills need to be under $300,000 (and not near Butterfield). The builder is looking for high $400,000s now and resales in the upper $300,000s to low $400,000s. In fact, the entire city of Temecula still feels 30-40% overvalued. And every $3 per barrel of oil seems like it would shave another 1% off value.
3. TG, my wife was confused by the RV garages in the $1 million homes you like. We’ve never seen RV garages and aren’t sure what to make of them. It looks like 4-5 of those properties are in immediate trouble and may be lost to foreclosure. The good news is that these people won’t be homeless (wife’s joke).
