    I saw the report about Orange County housing prices. The reporter mentioned that in January of 2004 the median price in OC was $467k. Today (Sept. 2006) it is $633k. This represents an increase of 35%.

    Since we are coming off a higher base, prices only have to decline 25% to get right back to the starting point of $467k.

    I know all you math wizards out there will find this painfully obvious, but I thought it interesting.

    Most of the talk I have heard is of a 20% drop, which would bring us down to $506k – still higher than where the market was in January 2004.

    I always said 2003 prices were “in the bag”. Now I say more but still want to see 03 prices first.

    For condos vrudny. SFR’s for the most part are coming down much more slowly.
