Most termite inspectors I use won’t collect until escrow closes. If it is free unless the property gets sold, I would do it just to be in a position of full disclosure so as to minimize renegotiation.

When you accept an offer, the buyer will usually ask for termite clearance. When you agree without knowing what it will cost you have just signed a blank check.

Most inpsectors will do it for free… Note though that good or bad, it is an inspection you performed so you must present it as a report for disclosures. I have seen some problems when multiple termite reports are done as well, so stick with one. Also note that all reports do get posted to the state as a matter of record.
