I heard that rumor back in 2011, when I was looking in Del Sur. This year, I heard it again from a friend who lives there. My friend also said that In-N-Out will be in there somewhere.
I’m not thrilled about the traffic either (I live in 4S sort of near Del Norte HS), but I do love Target… π

Of course, the closest Target (Poway) is also relatively close already… I went there this morning. π
January 19, 2014 at 4:16 PM #769868flyerParticipantWe live in RSF, and are looking forward to the new retail/restaurants, etc. in the Del Sur development. We’ve enjoyed the same in DM, CV and 4S over the years, and it’s always nice to have more options nearby.
What will be really interesting, will be to see how the relatively new communities “age,” since, when we lived in CV, it appeared that no one ever seemed be over 40 at any given time.
We’ve always wondered if the majority of the older residents couldn’t afford to retire in place, or if they simply chose to move elsewhere. San Diego is a city that can destroy people in retirement if they don’t plan well.

if you have a paid off house or condo that you bought 30+ years ago, your carrying expenses should be well under a grand a month, maybe under $500.
other costs of living in San Diego are only marginally higher than in other parts of the country. (and in some cases lower, since HVAC is less of an issue)
plenty of both older and younger people in the area where i bought in mission valley, seems like a pretty normal mixture.

Many in our family (including myself) are good examples of people who bought here years ago, and have relatively low housing expenses–but that is not always the case in many areas of San Diego–especially in the newer North County developments.
We have personally known people who could not afford to retire here in recent years for many reasons–job loss around 50, with no alternative income to rely on–college expenses for their kids–lack of jobs and housing opportunities for their kids–and the list goes on.
As you mentioned, it’s not everyone, but there seems to be a fairly large percentage in the areas I mentioned.

Neither are within a 10 mile radius of me ( which is 2 miles south). A Lowe’s or Home Depot would have somewhat of a geographic monopoly and would do well except they like to be in huge shopping districts near major highways.

I think they should go for a trifecta and add, for wings and beer, a Hooters just for completion. They do need more places to eat that are more family oriented….

January 20, 2014 at 5:10 PM #769936DelSurBirdParticipantI checked the latest revised Black Mountain Ranch Subarea Plan and didn’t find this information. I am really curious if a traffic study has been completed for this plan? With the new school, apartments, townhouses and a transit center under construction or planned for this area, in addition to the other schools already nearby, this is a highly congested traffic disaster area in the making. Not to mention the build outs planned for Del Sur and surrounding neighborhoods along with the other schools and community centers we already have in this area. We already have too many traffic stoplights on Camino Del Norte. I would like to see a traffic study/plan to show how the streets, stoplights and traffic flow will handle all of this traffic to minimize the impacts to the community and Camino Del Norte.
Not only that, the intent and spirit of the Black Mountain Ranch Subarea Plan is to be a “green” environmental friendly neighborhood that sold me to be a part of this Del Sur community. It seems that a Target store is a total departure from this vision… I think the community needs to re-evaluate what a big retailer or big box store like Target means for the traffic in this area. When I signed on to purchase a home in Del Sur, I envisioned an extension of the Flower Hill/Del Mar Highlands shopping centers over to this area – cute/little boutique stores, restaurants/bars, outdoor fireplaces and nice walking grounds within a walking distance for date night/family quality time for the Del Sur , 4S Ranch and Santaluz neighborhoods. We have a beautiful open night sky out here, a big box store will just add more unwanted light pollution. I hope there is still an opportunity for our community to voice our concerns for this plan in the works. With two large Target stores already within a short driving distance from 4S Ranch/Del Sur, don’t you think another Target will be one more too many for our area anyway?
I just learned that the Black Mountain Ranch community does not have their own Community Planning Team – we are represented by the RP Community Planning Team for San Diego County….???
