You may be able to find what you want in RSF. Other areas to consider are Northeastern Poway, parts of Escondido, Bonsall, Fallbrook, Valley Center, Jamul, Alpine.
It depends on what you want from the house. If you want an upscale estate in a prestigious area not far from civilization (like RSF but cheaper), Poway would be the best choice. If you want a ranch house with lots of land to grow avocados and keep horses and you don’t have to worry about commuting to work, that could be had in Fallbrook or Alpine for a fraction of what you’re willing to spend.

There are really some substantial variables that you can help us with so that we can make recommendations that are more pertinent to your needs.
For instance, the Olivenhain area that sdrealtor mentioned is definitely one of my personal favorites. The entire area kind of back around the Lone Jack area is very very cool and it may match what you are looking for. Lots of homes back there on large lots and they are not cookie cutter types. The prices out there have been REALLy sticky though and I think this area will continue to be sticky. Lots of heavy equity and established homeowners out there. I eyeball it alot for myself but am simply way priced out of there. Nothing really decent there under 1.2 right now at the bare minimum. Again though I would agree with sdr that it is one of the best hidden gems in the county.
Also please don’t confuse sticky with immune. Alot of people here hear the words sticky and they confuse that with immune.
