We fully expected that our home may depreciate by as much as 15%-20% in the next 12-18 months before getting better, but we’re OK, since we’re planning to live here for at least 5-10 years. However now it seems that the market has stabilized. New phase of Canopy Park is selling briskly, as I’ve heard. There are 2 new homes (both Plan 1) left in Stoney Creek but looks like StanPac is not willing to drop price. I guess they’re pretty confidence about the market getter better soon.
Today is the hottest day since we moved in. Temp at the Trolley Square was 96F at around noon. However when we got home, the interior temp was a cool 71F and it actually got hotter only after we opened some windows for ventilation (hot air blew in) but the max was still a tolerable and no A/C required 75F. These windows are truly energy efficient, with SGHC of 0.28 and U-Value of about 2 W/mK.

I actually had to turn on the AC three times today in our current apartment. Each time I reached for the thermostat I thought to myself, I can’t wait to know what it is like to be inside an energy efficient home!
During my second walk through, which went flawless, I was talking to the Standard Pacific rep and asked him about the energy rating of the home. The information I gleaned from the talk was that California is mandating high efficient energy ratings for the new homes that cost the builder a lot more money to build. That fact alone I am feeling more confident that this is the right choice to start our new family.

As of last Thursday, only 3 homes remained available (all were plan 5’s).
Standard Pacific has now raised prices – roughly $5-15K, depending on homesite, plan, etc
The market, at least at Riverwalk, is booming again.
Matt said he had several prospects for the remaining three units. I would expect them to sell soon.
