Unixed, I think I know where your unit is. I saw a Plan 6 on the top of the green, facing the sales office, when I walked my dog. It has the StanPac sign on the outside but also a “SOLD” sign on the inside. Is it yours? If it is, it’s a good location, perching on top of the hill overlooking the homes down beneath. I believe it also has a bit of view to YMCA, sports park and mountain in the distance, right? With its higher position, the home would have great lighting.
Do you know what StanPac has in plan for the area between the green and visitor parking? Currently it’s just covered with hays (or whatever material it’s called) and some irresponsible owners have allowed their dogs to pooped on it without scooping it up. It’s kind of an eye-sore. I wish it could be turned into a green area as well.
Don’t fret too much about not having a separate shower. It’s kind of small. When I had to shower at the guest bath (tub/shower combo) due to drainage leak, I had much more room to maneuver and having parts of my body (usually elbow) contacting plastic side molding or curtain did not create the same scary sound as when banging on tempered glass. The combo unit also has more holders for soap, shampoo, etc. and you have a place to raise your legs.
By the way, the total fix came to $345; $160 for plumbing repair, $85 for moisture/mold check (came back clean) and $100 for drywall repair. The drywall guy did an excellent job and we couldn’t tell at all after the paint dried. The bone-headed drapery guy will now make $345 less on this job. I’m not cursing you by any mean but if you ever needed a drywall patch-up job that’s not covered by StanPac’s warranty, ask Fernando to get you that guy.
If you too, need to take 52 to commute to work, my advice is to take Cuyamaca and Town Center Pkwy in the morning. TCP has nearly no traffic in the morning. When I hit a traffic light that just turned red and there’s no cars in front or behind, I just turn right into the shopping center, a big U-turn and come out again, in about 5 seconds, instead of waiting up to a minute for the light to go green. I can also just turn into the shopping center and drive all the way to Mission Gorge to avoid traffic lights, as at 7:30am all stores and parking lots are basically vacant, and they’re all connected. But you’re right. Most traffic lights on TCP, Cuyamaca and Mission Gorge are shopping-center related and should not be activated (or simply flashing yellow or red warning light) before 9:00am. It would make getting to 52 much quicker.

You’re right about the location of Unixed’s townhome though, one of the best locations in the complex (I thought) – we seriously considered that unit (in fact, we had a deposit on it at one point before deciding the new floor plan was preferable, even in a not as nice location in the complex).

Wow, you were the people that had a deposit on it. Matt and Brooke told me about that situation and stated you guys decided to purchase another home in a different location. Thanks to you, we were able to purchase this great home!
We just had our first walk through. It went well, especially since my wife and I have already noted everything we wanted looked at. They guy was great, we pointed, he noted and did not even try to get us to live with it. That is what I was expecting, but instead, he said without a skip of a heartbeat, “we will fix it” as he wrote it down on his clipboard.
We got more great news. We were approved for our loan. So now the only thing that is holding us back is the VA appraisal. We are going VA because I am a VET. Ex Navy.
PKMAN, I told Matt in the sales office about your post, he wanted to take a look at it so last week I gave him the url. Today Matt told me that he talked to you as you were walking your dog. I will keep a lookout for you and your poodle.
For me, I am white as white and my wife is Japanese. So, if you ever see a shorter mixed couple walking the complex, it might be me. Right now my wife is not showing, but soon there will be a bulge that will give us away.
And yes, my unit is unit 55, the one with a sold sign in the front window and the nice view. The only thing I am sort of worried about is the new units being built where the current parking lot is. Matt and Brook said that our unit is higher and should not loose much if any of the view. I hope they are right because right now I can see the mountains from every window and the ball field from the front windows. It is going to be nice once the ball field is completed, that is for sure.
Here is a question for my new neighbors, does the HOA dictate the window treatment colors? We are wanting to get a stained, darker natural wood, blinds, but as I noticed, all of homes have white blinds. I just did not want to get something and then get fined for having them, then have to reorder custom blinds. I called Walters Management and they said to fill out a Architectural Modification request, but I did not want to do that since it costs $150 just to submit the request. I just want some blinds that are not white.
If you guys do not know off of the top of your head that is fine. I will do more hunting and pressing at Walters Management when the time comes.
