I’d be very interested to see what the Mello Roos and HOA will end up being. I wager that the monthly payments will feel more like the payment on a high-700K house (with no MR/HOA).

May 24, 2012 at 9:05 PM #744334anParticipantMira Mesa doesn’t have any Mello Roos. I suspect the HOA will be below $100 since there isn’t any community amenities. HOA for surrounding developments to take care of the exterior are around $35-50.

May 27, 2012 at 2:14 PM #744418sd92128ParticipantJust came back from there, Plan 1 was the best layout out of the three… i like that there is not formal living room, which makes the kitchen/family room combo feel alot bigger.
Also the cover patio option is a great addition, great use of space and makes the appeal of the home much more inviting…
pricing for plan one was around 650k.
Sales agent lady told me HOA sb around 180 (for common area and a mini park like area)…which means u don’t get squat…$180 x 130-140 homes… = a whole lot of money….May 27, 2012 at 4:15 PM #744419anParticipantI just came back from there too. Man, it’s a zoo there, even on the second day. If the turn out can be trusted, I think sdr is right on this one, they’ll have no problem selling them at this price. I was not impressed considering the price, but different stroke for different folks. I like plan 3 the best. I didn’t like the fact that they don’t have full bath down stairs and no formal living room. I don’t like the fact that they don’t have 20+ feet ceiling in the entry and formal family room either. I did like the 12′ double sliding door to the back yard and the covered patio area.

They put their money on shiny GE Monogram appliances in the model to bring in the oohs and aahs, but the cabinets are cheap. The showers are still using white ceramic tiles.

The patios you see in #2 and #3 are options which could push the price beyond $700K.
The Master Bedrooms are a little small.
I like the Master Bathrooms.
