Carmel Valley has a large Asian population and it is more expensive than PQ. The difference is that the Asians in MM are mainly blue collar Asians (or young professionals) as opposed to the Asians in Carmel Valley who are mostly professionals.

We appreciate these updates in this forum about recent sales prices on San Diego homes, because my wife and I are seriously thinking about buying a rental property at some point. We intend to watch this market closely for opportunities.
However, I did notice…the photos of the rear of that property, it looks like a rather unsightly cheap addition has been added, that almost looks like a light construction screen room instead of solid construction living area. It isn’t even stucco’d to match the rest of the home. If the sqr footage of that cheap addition is removed, I’m curious what is the actual sq footage of the home.
On another note, I AGREE with those in this thread who posted they felt most areas of PQ are a better place for a family to buy a home than most areas of MM.

So, for the record, in my opinion, PQ is better than MM because it’s more beautiful. The homes are newer, and of a slightly little bit better quality. Maybe it’s that they are often Spanish style, as opposed to the more box-like bungalows of MM that make them look a little nicer? It’s also because I think they developed more in the canyons, so the winding roads and lay-out/planning enhances the neighborhoods. It’s like comparing Bay Park to Clairemont. Both are nice, but in general, Bay Park is a little nicer. (Just my opinion.)
Obviously in both areas there are pockets of good and bad, but overall, I’d say PQ has a reputation for a little better look and feel, and in general, it’s where families have traditionally flocked to, so resale is better than MM too.
