I go over to SDCIA about once a month to see some of the poster’s heads are at.(Also to learn/keep informed) It is actually a very informative forum for working and investing in RE.
When bubble blogs were becoming common that forum was sometimes a target for derision because the tone was apparently pretty bullish still. Not sure it was too extremely so, but that was the perception many bubble bloggers held. HBB regulars sometimes infiltrated to “set the record straight. It was kind of funny.
Anyway now SDCIA,generally speaking, seems more “doom and gloom” bearish than Bubble Bloggers.
I think this is a very interesting time. It is soon to be revealed just how extreme things are going to get. I think it isn’t going to be pretty for a while expcept for people working low end rental/rehab stuff(which is really never pretty) or maybe those who can pay cash or buy in bulk and flip.Lower wage earners, buying the rough stuff, owner occupied, might do O.K. Too.
I think higher priced stuff, generally speaking, is toast. We will slow into the plain vanilla median with the top half of the distribution compressing,maybe quickly..like in the next two years or less.
